Casa Ginestra, Fararenca, Monti di Cavagnago, Ticino, Switzerland
We are looking for an new owner for our beautiful house situated at 1,500 m. in the Levantina District of the Swiss Italian Alps. It is larger than other houses in this area, with 3 floors. The ground floor is open plan with a kitchen, dining area, living area and double glass doors facing south. A winding staircase leads to the second floor, which has the main entrance, 3 bedrooms, 2 bathrooms, and a small gallery. The third floor is open plan, with one large room with many possibilities. There is indoor plumbing, heating with a wood-burning stove, gas cooking and solar energy with about 5.5 KW usable energy.
History:
This was originally a typical Alpine house for two families, with animals on the ground floor and the people on the second floor. The house was registered as a barn about 1870. In 1996 the Kiwanis in Zug bought the house and demolished it and rebuilt it with modern materials. The walls were constructed with Swiss bricks/Blockziegel, then finished on the outside with old timbers and local stone. The roof was overbuilt with timbers and covered with local Gneiss. The house appears to be older because of the wood and stone claddng. The house was built with the purpose of making a mountain vacation available to city children of low-income families.
Our changes to Fararenca:
I treated all the wood with Omogol and made some cosmetic repairs to the outer walls. I installed a new solar array with new underground cables and a Rack Box in the living room with the controller/chargers and inverter for 230 V. The house is structurally in perfect condition. If we were to keep the house, we would make some changes to the kitchen and of course repaint the ground floor. We feel that new owners should choose how this should be done.
Location:
It is never too hot or too cold in this beautiful scenic location. The house faces south with views also to the east and west. It's lovely to watch the ever-changing weather patterns across the valley. The presence of Neolithic finds in the area shows that the location has been appreciated for a very long time.
Access:
From the Faido motorway exit to Lavorgo, then Cavagnago via Anzonico. The road from Cavagnago is well maintained, but there is no snow-clearing service in winter. We always spend New Year in Fararenca, and are often able to drive up to the house. In winter it's best to have a 4x4, and sometimes chains are needed. A normal car works fine for spring, summer and autumn. We have experienced large snowfalls on occasion. Some of the locals own snowmobiles or a quad for year-round access, but there is also a local helicopter service.
Future:
Several houses in our location have been completly renovated, and the road has been improved. This will ultimately raise the value of the properties here.
Who is the house for:
The house is ideal for an enthusiastic owner who loves the house and the magnificent mountain location.
Possibilities:
The house could be used as a holiday house, a retreat for groups, a special AirBnB experience, a permanent residence or an investment opportunity. Essential furniture is included.
More details, inventory and maintenance:
The kitchen is fully equipped with a gas stove, a small electric fridge and all the usual utensils. The sink and granite top next to the sink need to be repaired.
There is an gas-powered instant water heater.
An outhouse slightly down the hill contains propane gas. We keep about 4 large tanks there.
An outhouse for wood is situated next to the house.
